Affordable Floor Plans
The Spectrum has six spacious floor plan options so they will easily be able to find one to suit their needs. We have one-bedroom: one-bathroom, two-bedroom: two-bathroom, and three-bedroom: two-bathroom apartment homes. Your student’s rent includes all utilities (water, sewer, trash, and electricity with cap amount), extended basic cable, furniture, access to The Spectrum amenities, and so much more!

If your student does not have a roommate in mind, we can find them one! Each roommate will fill out a Roommate Matching form so that we know what they are looking for in a roommate. During the summer, we spend weeks looking at these preferences and matching them up with the best person we can find!
Resident Events to Keep Students Involved
While the main focus of your student’s college career will be about graduating and getting a fulfilling job, they also need to have fun along the way. At The Spectrum, your student will create life-long relationships and connections that will make them even more successful. Our great staff plans monthly resident events to get them involved, such as pizza parties and karaoke nights! Annually, The Spectrum will have events such as a Welcome Back Party at the beginning of the fall semester, a Casino Night at the beginning of the spring semester, and a large competition among the residents and staff, as well as, many holiday events throughout the year. We will also keep our residents connected to events going on at the University of Arkansas, as well as, events happening around town so they don’t miss anything! We want your student to succeed, and that’s why we thought of them while designing The Spectrum as a Living-Learning environment!

What is included in the rent?
The Spectrum’s rent is all-inclusive. Your rent includes: utilities (water, sewer, trash pickup), electricity with a cap amount, extended cable, Internet, washer & dryer, access to all of The Spectrum’s amenities, and a wonderful staff that is there to help you anytime you need them.
Do you have a roommate matching system?
Yes, we offer a roommate matching system. If you don’t have anyone in mind that you would like to live with, let us match you up with someone! There is a Roommate Matching Sheet that you will fill out to let us know more about what you’re looking for in a roommate. Then, we spend weeks in the summer figuring out the best match for you based on that information. When is my rent due?
When is my rent due?
Rent is always due the 1st of the month. You can pay up front (due August 1), in semester installments (due August 1 and January 1), or in twelve installments (due August 1 and on the first of the month for the next 11 consecutive months). If rent is not paid in full before the fourth day of the month, and we haven’t been given notice to vacate before that date, you will pay a late charge of 10% of the monthly rental amount.
How do I pay my rent?
- Pay with a personal check, money order, or cashier’s check.
- Pay with a credit card online through RentPayment.com. Service fee may apply.*
- Have your financial institution automatically deduct rent from your bank account each month to send in payment.
- Pay with check online using your resident portal free of charge!
Do you allow pets?
Yes! The Spectrum is very pet friendly! If you chose to bring your pet, a nonrefundable pet fee of $200 will be charged, as well as a monthly pet rent of $25 per month. Please keep in mind, along with the 60 lb weight limit, aggressive breeds will not be permitted to live on the premises.
Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?
The Spectrum’s insurance will not cover your personal belongings. We suggest getting renter’s insurance for this reason. It is generally inexpensive and will cover your personal belongings if something were to happen.
What if I need to break my lease or don't return for the spring semester?
The Spectrum’s lease is binding and cannot be broken. If you cannot live at The Spectrum after signing your lease, you will need to re-let. Please call the leasing office for information on re-letting.
What if I need maintenance in my bedroom or apartment?
If you need maintenance, simply go to your resident portal on our website and fill out a maintenance request. You can also call or stop by the front desk. If it is an emergency, please notify the front office immediately.
How do I receive mail and packages?
Your mail will be delivered to your apartment’s mailbox located on The Spectrum’s property. If you receive a package that doesn’t fit in the mailbox, you will receive a key in your mailbox corresponding to a nearby parcel locker. Other carriers will deliver to your apartment door and some will deliver your packages to our office.
How close are you to campus?
We are less than two miles from the University of Arkansas campus.
What type of parking is available at your community?
We offer lot and garage parking at an optional premium to our residents. Please contact the office for further details.
What do I need to bring to my new apartment?
We suggest that you bring:
- Bedding for a full-sized bed.
- Decorations to make your new room feel like home!
What kinds of events do you have at The Spectrum?
The Spectrum has resident events that range from pizza parties to Taco Tuesdays. Not only is there free food at events, but it’s also a great way to meet people!
When will The Spectrum be ready to move in?
